Refurbish a bathroom

A strong bathroom renovation starts with the existing room: size, layout, plumbing runs, drainage, water pressure, hot water supply, ventilation, electrics, heating, boxing and waterproofing should be assessed together. This helps a bathroom planner or plumbing specialist in your region judge whether a refurbishment, partial renovation, bathroom modernisation or full new bathroom is the right route.

In small bathrooms, older properties, loft bathrooms or awkward layouts, bathroom planning decides whether the shower, WC, basin, bathroom furniture, storage, lighting and circulation work well day to day. It also shows whether a rainfall shower has enough flow, whether a walk-in shower can contain splashes and whether heating and ventilation can remove moisture properly.

Bathroom refurbishment is useful when pipework, waterproofing and layout are still sound and you mainly want better appearance, comfort and maintenance: new furniture, modern taps, fresh joints, better lighting, suitable bathroom paint or new finishes. A full bathroom renovation goes deeper: removing old tiles, checking pipework, renewing waterproofing, planning shower or bath layout, coordinating electrics and managing the sequence of trades.

If a walk-in shower, accessible bathroom, age-friendly bathroom or changed floor plan is planned, plumbing, screed, tiling, heating and electrics may all be affected. That is why the scope should be separated clearly before a quote is prepared: bathroom refresh, partial refurbishment, full renovation or a new bathroom from one coordinated team.

Bathroom renovation costs are not only driven by visible products such as tiles, a basin or taps. Expensive parts are often strip-out, dust protection, disposal, first fix plumbing, new pipework, waterproofing, falls, drylining, electrical work, ventilation, tile cuts, shower glass, installation time and the coordination of several trades.

A partial refurbishment may take only a few days. A small bathroom or 4 sqm bathroom often needs one to two weeks, while a full bathroom renovation with new pipework, waterproofing, tiling, electrics and drying times is more often two to four weeks; custom glass, lead times, older-property issues or a changed layout can take longer.

A good process starts with a structured request: photos, measurements, wishes, budget and timing. Advice, survey, layout, bathroom planning, product choices, quote, schedule and coordination of plumbing, tiling, electrics, heating, drylining and decorating follow from there.

New pipework is sensible when old pipes are corroded, water pressure is weak, joints are leaking, hot and cold supplies need moving, a new shower is planned or the basin and WC positions change. Multilayer pipe, copper or stainless steel can all be valid depending on the existing system, water quality, installer preference and local requirements.

Many bathroom renovation searches focus on compact rooms: small bathroom renovation, 4 sqm bathroom refurbishment, cloakroom renovation or a narrow bathroom with a better shower layout. In these spaces every centimetre matters because layout, door swing, window, niches, storage, basin, WC and shower are closely connected.

Large-format tiles, fewer grout lines, warm light colours, continuous flooring and well-placed mirrors can make a small bathroom feel larger. In direct wet zones, tiles or seamless wet-room finishes are usually more robust; away from shower and bath, a good bathroom paint can work well if the substrate, ventilation and cleaning routine are right.

Not every bathroom needs a full strip-out. If the pipework, layout and substrate are sound, a partial refurbishment can be enough: tile paint or overlay systems, grout repairs, new silicone joints, replacement taps, new furniture or selected sanitaryware. This is useful when there are no moisture problems and the shower or bath is not being technically changed.

As soon as the shower, bath, screed, wall junctions or splash zones are affected, waterproofing becomes decisive. Tiles are not automatically waterproof: wet zones need a tanking or waterproofing system beneath the finish, sealing tape in corners, pipe collars at penetrations and careful junctions around shower or bath. Silicone is a maintenance joint, not the main waterproofing layer.

Materials affect maintenance, visual impact and cost. Porcelain tiles are robust and popular for bathroom floors, while slip-resistant finishes matter more in showers and wet areas than high gloss. Matt black, brushed or brass taps can look premium, but hard water shows limescale faster; in hard-water areas, a water softener, suitable cleaning routine or easier-care finish may be the better choice.

Comfort comes from towel radiators, effective ventilation, dimmable lighting, demisting mirrors, niches, a bench, rainfall shower or electric underfloor heating. Electric underfloor heating is often attractive as comfort heat below tiles, but it may not replace a radiator in a poorly insulated bathroom. Shower screens should use safety glass; an anti-limescale coating helps cleaning but does not remove the need to wipe glass after showering.
